Jamabandi Haryana: it’s the most important document of revenue record. Though it’s not easy to understand Jamabandi by common people, knowledge can be acquired by knowing the meaning of the terms used in this Nakal Jamabandi document.
Jamabandi or Fard is a land record containing all details about Land, its Ownership Rights, Irrigation, and Land type. This Document keeps records of the Khewat Number, Khatoni Number, Landowners, Land Partners, Land Type, Killa Number, Owner-wise part of the land, and Loan/Mortgage details on land in various columns.

Shajra is also known as Hadbandi / Naksbandi. It’s a map of the entire land of a village. It’s a map of the village having killa numbers. Patwari is the holder of Khasra. Sabse bada. It’s prepared on a piece of cloth.
Murabba consists of 1 to 25 acre of land. It’s shown in red ink.
Khewat is the Account number or Jamabandi number, it’s the first column in Jamabandi Nakal. It is the number of owner/owners of a particular land written in Black Ink. This Khewat number is subject to change in the next Jamabandi. Sometimes a number in Red Ink is mentioned, it is the number of khewat in the last Jamabandi mentioned just for reference only.
Khewat can be Individual(salam) or Joint (Shamlat) ownership land record. Khewat is a list of owners of Khatoni mentioned in the 4th column of Jamabandi. Patwari is the owner of this Govt. Doc.
Khasra is being updated 3 times in a year by Patwari. It’s part of Khatoni i.e. small part of Khatoni.
Khatoni is the entire land of a family. It can have different Killa Numbers or plot numbers, it’s also called Jamabandi / Adhikar Parlekh.
Khatoni is the Khata of the landowner. It shows old and new owners. It shows the chain of landowners. Shows 22 boxes. It’s updated every 5 years. Khatoni can contain many Khasras.
Column 2 of the Jamabandi is Khatoni Number, it’s a number allotted to the possessioner or cultivator of land. Possessioner or Cultivators (काश्तकार) are mentioned in column 5 of Jamabandi.
Provides physical location of the land. It mentioned Cart in some villages or Numberdar of the village and Chowkidar name. Its sole purpose is the identification of a particular land.
Column 4 of the Jamabandi is for this purpose only.
Meaning is cultivated by the owners. You will find this in column 5 of Jamabandi, this means the owners mentioned in column 4 of Jamabandi are the cultivators i.e. the land is cultivated by land owners.
Temporary unauthorized possessioner i.e. “कच्चे मुजाहिर”. In some cases, this is also mentioned in column 4 5 of Jamabandi.
गैर दाखिलदार (बेदखल होने योग्य कास्तकार): this is also mentioned in the 5th column of the Jamabandi in some cases, if it’s mentioned then they are permanent unauthorized possessioner. Land title is not clear in these cases.
Khasra is a number alloted to the land or plot. It remains same in Jamabandi every year, can’t change. One box of the village Sajra / map is known as Khasra. One Khasra contains 12 boxes. It also shows soil type, crops sown season-wise, and way of irrigation (Nahri / Chahi / Barani).
Khasra also keeps a record of planting available on the land.
If the land measurement mentioned in Jamabandi is in Kanal/Marla units then first Murrabha Number/ Mushkeel Number/ Rectangle Number is written in red ink underlined by two straight parallel lines then Khasra Numbers are written in black ink i.e. 22//2 etc.
If land measurment is mentioned in Bigha/ Biswa Units then only Khasra Numbers are written with black ink. There is no Murrabha Number in Bigha/Biswa system.
Total number of Khasras are mentioned in the end as Kittas (किते) E.g. if there are 14 Khasras in one Khewat then at end of column total Kitta are mentioned as किते 14. see above snapshot.
Lands available in a village can be of different types depending on irrigation.
Jamabandi also contains details about type of land like चाही, बरानी, नहरी, नामुमकिन.

1 Hectare (हेक्टेयर) = 2.47 Acre (एकड़)
1 Acre = 5 Bigha = 8 Kanaal = 4840 Sq Yard
1 Bigha = 0.253 Hectare = 55*55 Sq. Yard
1 Kanaal = 20 Marle = 180 Sarshahi = 605 Sq. Yard
1 Marla = 9 Sarshahi = 30.25 Sq. Yard
1 Sarsahi = 3.36 Sq. Yard
1 Sq. Yard = 9 Sq. Ft.
1 Yard = 2.986 feet
1 Jarib = 100 Kadiyan (1 kadi = 20 cm) = 66 Feet
10 Jarib = 1 farlang
80 Jarib = 1 mile
1 Kram = 5 Feet 6 Inch
3 Kram Rasta = 16 feet 6 Inch
1 एकड़ की लंबाई ओर चौड़ाई: 220 ft x 198 ft | 40 Karams x 36 Karams

Suppose in a fard X has part 7/320 (7th part out of total 320 parts)
Total Land = 8 Kanal = 4840 Gaj
X’s part = 4840 x 7/320 = 33880/320 = 105.875 gaj
How to Measure Land? – जमीन नपाई के पैमाने | Land Measurement Units
Girdawari is done 3 times in a year:
Girdawari records Khasra Number, Owner name, Kastkar name, Land Area, Soil/Land Type and Type of Irrigation, Crop Name. Girdawari document keeps record for 3 Years.
Girdavari Record is maintained for 12 Years.
Girdawari is done in presence of and with help of Sarpanch, Nambardar & Chowkidar.
Now, Photograph of the land for which Girdawari is done also to be submitted online by Patwari.
If owner of the land feels that his Land Girdawari is done incorrectly and holds wrong record, then they can complain by filling an application.
The power to correct the Girdawari is with the Assistant Collector and Patwari alone can’t do changes in this. So to correct the Girdawari

Intkal | Mutation: means change in ownership of land due to its transfer in the records of rights register. This transfer in ownership of land can happen not only due to sale deed but through inheritance, survivorship or lease.
Mutation is the proof of possession of a property. This document is used for getting water & electricity connection.
After raising complain or applying for mutation change after getting registered a land sale deed Revenue officer will adjudicate and decide the issue of Intkal/mutation within maximum of 6 months.
Murababandi / Chakbandi refers to the process of bringing together separate parcels of land into a single cohesive unit at a specific location.
Murababandi was started during the fifties.
Under the provisions of the Punjab Consolidation Act, the land was subdivided into individual parcels consisting of 25 acres each.
A parcel of land spanning 25 acres is known as a Muraba or Musteel. Through the process of Murababandi, all land-related tasks are facilitated and made more convenient.
